Electrical Installation Condition Reports
As a site or commercial property owner, it is your responsibility to ensure that the electrical installations in your property are checked every five years through an Electrical Installation Condition Report in London. This report will identify whether the electrical installation remains in satisfactory condition for continued use and meets required wiring regulations.

What is an EICR?
An EICR, also known as an Electrical Installation Condition Report, is created and issued after a full professional assessment of your commercial property. Only registered, trained electricians can carry out this testing, which involves checking for defects and general wear to determine whether the installations meet the latest safety standards.
Through an EICR, we will highlight potential issues across your site before they have the chance to develop, helping you to avoid potentially costly repair bills and unnecessary downtime in the event of sudden failure. Even minor aspects such as outdated rubber, fabric or lead-coated cables will be noted down with a recommendation to replace these with more reliable PVC alternatives. Other areas of your site that will be inspected include:
- Consumer units
- Earthing & bonding
- Sockets & plugs
- Light switches & fittings

Who needs an EICR?
It is essential for businesses to schedule an EICR every five years. If you are a commercial landlord, then it is important to keep in mind that arranging an EICR will be your responsibility and not your tenants. Through an EICR, you can ensure that you continue to comply with both the Electricity at Work Regulations 1989 and the Landlords and Tenants Act 1985.
At Broadgate Energy, our NICEIC approved contractors are fully qualified to complete periodic testing and issue Electrical Installation Condition Reports. We recognise that as a business, minimising disruption to your staff and customers is often essential. For this reason, we are happy to book your assessment for a time and date that best suits your schedule and can accommodate out-of-hours testing where necessary.
What happens during an EICR?
The purpose of an EICR is to identify any faulty or deteriorating electrical work, which means that a thorough process is essential. With this in mind, during our visit, you can expect the below.

Installations & appliances will be checked
Many factors will be assessed, such as wiring, fixed electrical equipment, switches, sockets and outdoor installations. We’ll also check the condition and type of wiring system fitted, allowing us to determine whether any replacements are necessary.

Electrical Installation Condition Report will be issued
On completion of all tests, you will be provided with an Electrical Installation Condition Report for the building; this will either be “satisfactory” or “unsatisfactory”. If the outcome is “satisfactory”, then you will be issued your certificate.

If necessary, any further work will be scheduled
On the other hand, if your report states that installations and equipment are “unsatisfactory”, immediate action will be taken on those that are dangerous, and non-urgent replacements will be scheduled. This will allow your building to be brought up to “satisfactory”.

Customer Testimonial
“We’ve hired Broadgate Energy for several tasks around our office, and they’ve consistently been great to work with. The team arrives on time, fully prepared, and completes the work efficiently without disrupting our staff. Most recently, they carried out an EICR, and once again, we were very impressed with the quality of their service.”
